Active single family and condo inventory reached 85 in mid September, five more than in August and the highest point since we began tracking this series in March. The count covers the Waldport 97394 area. The average list price eased to $581,000, down about two percent, and the floor dropped back to $199,000 after August's $250,000 low. That lower floor is the more useful number for most buyers, because it signals that entry level inventory returned to a market that had priced it out a month earlier. The ceiling holds near $1,400,000.

We left it out of the August review because one active listing carried an incomplete square footage record that distorted any average built from it. August 2026 Home Sales - Waldport, Oregon

According to RPR data for August 2026, nine single family homes and condominiums closed in Waldport, down from 15 in July. The median sold price fell to $465,000 from $590,000, and median price per square foot among sold homes eased to $305 from $332. The more telling numbers sit underneath those headlines. Sellers collected 98.25 percent of their final list price, up from about 92 percent in July, and the median sale spent 23 days in RPR against 84 a month earlier. Fewer homes changed hands, and the ones that did were smaller and less expensive, but they sold close to asking and they sold quickly. Nine transactions is a thin sample, so treat the medians as a snapshot of which homes sold rather than a reading on what Waldport property is worth.

Part of that jump is arithmetic rather than a shift in demand: the measure divides listings by recent sales, so a nine sale month pushes the ratio up even when inventory grows modestly.
