About This Report: This report covers residential real estate market conditions in Yachats, Oregon (ZIP 97498). Active listing figures reflect homes still available as of September 25, 2026, taken from the multiple listing service (MLS) that Advantage Real Estate works from. Each listing's status was checked on its own detail page, and homes already under contract are counted separately. Market activity data, including new listings, pending contracts, closed sales, and supply, comes from RPR (Realtors Property Resource) for August 2026. RPR is the property database the National Association of Realtors runs for its members. Data covers single-family homes, including manufactured homes on owned land, and condos and townhomes. Land, commercial, and multi-dwelling listings are excluded.

Yachats had more homes to choose from in late September 2026, and fewer of them were tied up in contracts. As of September 25, 33 single-family homes and condos were available in ZIP 97498, up from 31 in August. Four more are under contract, down from eight. Most of the gain came from one building, where five condo units hit the market on September 23. Asking prices run from $315,000 to $2,100,000. The average is $779,712 and the middle listing holds at $690,000. On the sales side, three homes closed in August at a $700,000 median, and supply tightened to 5.4 months.

Active Listings - Yachats, OR (September 2026)

The shelf grew by two homes, but the story sits in the mix. Five condo units in a single building came to market on September 23, two days before this count. Without them, Yachats would have had 28 homes available, three fewer than in August. Condos have been scarce here, so a new building shifts the choices for buyers who want a lock-and-leave coastal place. Buyers comparing condos across the coast can also follow the wider Lincoln County condo market.

Asking prices barely moved. The median list price held at $690,000, and median means the middle listing, with half above and half below. The average rose about 2 percent to $779,712. Average price per square foot edged up to $389. Those small shifts follow which homes are on the market, not a change in what any one house is worth. The low end of the range dropped to $315,000, while a single listing at $2,100,000 still marks the top.

Four homes are under contract, one pending and three active under contract. That is half of August's eight. Contracts turn over as homes close, and fewer new ones have taken their place so far this month.

August 2026 Closed Sales - Yachats, Oregon

Three homes closed in Yachats in August 2026, one fewer than in July. The median sale price was $700,000, up from $462,000 the month before. With only three sales, the middle one sets the median. So that jump says more about which homes sold than about prices climbing across town. Sellers collected 99.62 percent of their final asking price, better than July's 98 percent. Sold homes brought a median of $405 per square foot, and closed volume totaled $1,564,660.

Sell-to-list ratio compares the final sale price with the last asking price. At nearly 100 percent, August buyers paid close to what sellers asked. RPR also keeps a separate count drawn from county public records. It logged three August sales at a $469,000 median. County records and broker listing records do not cover the same set of sales, so the two will not line up. The 69 day median RPR shows for August is its own measure, too. It is not the same as the days on market a broker would quote you off the listing service. The two should not be read side by side.

Supply is where August moved most. Months of inventory estimates how long the current listings would take to sell at the recent pace. It fell to 5.4 months in August from 6.6 in July. Under about six months usually leans toward sellers, and RPR's gauge now sits right at the line between a seller's market and a balanced one. RPR also counted seven pending sales at month end, at a $475,000 median, and only three new listings at a $425,000 median. RPR's computer model put the typical Yachats property at $706,750 in August, down 0.2 percent for the month and up 3.3 percent over the year. That figure comes from software reading public and listing records, not from anyone walking through a house.

About the Yachats, Oregon Real Estate Market

The Yachats housing market reflects the character of the community. Properties range from modest coastal cottages to oceanfront homes priced above $1 million. Condominiums have been few, which is why five new units in one building stand out this month. Manufactured homes on owned land are part of the single-family picture here, and they sit at the more affordable end of what is available. Buyers tend to be second-home purchasers, retirees seeking a quieter coastal base, and a smaller group of year-round residents drawn by the scenery and the slower pace.

With so few sales each month, one or two closings can swing the medians. The steadier signals are the ones that repeat: how many homes are available, how many are under contract, and how close sellers get to their asking price. Watching those across several reports gives the clearest picture.
