Active single family and condo inventory reached 80 in mid August, two more than in July. This count covers the Waldport 97394 area and reflects single family homes and condominiums, in line with the report scope. The average list price eased to $593,000, down about three percent from July. The floor moved up sharply, from $117,000 to $250,000, as the least expensive homes left the market. The ceiling holds near $1,400,000. A higher floor alongside a lower average points to a change in the inventory mix, not a broad decline in value. Buyers working the entry level will find more choice in condominiums and townhomes across the wider county.

July 2026 Home Sales - Waldport, Oregon

According to RPR data for July 2026, 15 single family homes and condominiums closed in Waldport. That is the busiest month of the year so far, and roughly double June. The median sold price was $590,000, up from $380,000 a month earlier. Median price per square foot among sold homes fell to $332, down about nine percent. Read those two numbers together and the story is straightforward. Buyers closed on larger homes in July. They did not pay more per square foot. Sellers collected about 92 percent of their final list price, down from roughly 96 percent in June. Total closed volume reached about $8.48 million. One footnote on sourcing: RPR restates earlier months as records settle, and its June count now reads 8 where our July report showed 7.
