Moving to Yachats, Oregon What year-round life here actually asks of you

Yachats is an easy town to love on a long weekend. Living here through a wet February is a different question, and it is the one worth answering before you buy. This guide covers year-round life in Yachats, the small town on US 101 in southern Lincoln County, as of September 2026. It covers who lives here full time and how far the drives run. It maps the nearest clinic, hospital, and schools. It looks at what winter asks of a house, and at what the market holds for a buyer who needs a place to live rather than a place to visit.

Who lives in Yachats year round

Yachats is small. Portland State University's Population Research Center certified the city at 1,010 residents as of July 1, 2025. Census Bureau survey data puts the median age at 68.7 years, with about 57 percent of residents aged 65 or older. Median household income runs near $67,125. Close to six in ten adults hold a bachelor's degree or higher, and about one in five residents is a veteran. Those figures come from the American Community Survey five-year estimates. In a town this size the margins of error are wide, so read them as the shape of the place, not as exact counts.

The housing numbers say more about daily life than the population count does. The survey counts 949 housing units in Yachats and finds roughly 57 percent of them occupied. That leaves close to four in ten sitting empty on an average day. That is what a town full of second homes and vacation rentals looks like in the data. About 63 percent of the occupied homes are owner-occupied.

Everything here is a drive

Yachats sits on US 101 about 8 miles south of Waldport. Newport is roughly 23 miles north. Florence is roughly 23 miles south. The city covers about 0.91 square miles at an elevation near 190 feet, and it has been incorporated since 1967. That geography is not going to change, so it is worth planning your week around.

Midweek groceries are in town. C&K Market at 231 Highway 101 runs 7 a.m. to 10 p.m. every day, which covers most of what a household needs between bigger trips. The bigger trips are not in town. A full shopping run, a county office, a specialist appointment, a hardware store with real depth: all of those mean the highway.

When the highway closes

US 101 is the only through road. There is no parallel route to swing onto when a slide, a crash, or a storm shuts a stretch near Cape Perpetua. Most closures clear the same day. Some do not. Year-round residents keep the Oregon Department of Transportation's TripCheck page bookmarked and a little more food in the pantry than a city household would. Plan for a day of self-sufficiency now and then, and accept that some trips simply will not happen that day.

Healthcare, and the question buyers ask first

There is no hospital in Yachats. In a town where more than half the residents are 65 or older, that is usually the first practical question we hear, and it has a clear answer.

The closest clinic is the Samaritan Health Clinic in Waldport at 920 SW Range Drive, about 8 miles north. It handles family medicine and pediatrics, with lab and X-ray on site, Monday through Friday from 8 a.m. to 5 p.m.

The closest hospital is Samaritan Pacific Communities Hospital at 930 SW Abbey Street in Newport, about 23 miles north. It is a 25-bed critical access hospital, its emergency department is open around the clock, and an adjacent walk-in clinic runs seven days a week. To the south, PeaceHealth Peace Harbor Medical Center at 400 9th Street in Florence sits about the same distance away. Its emergency department is also open 24 hours and is an Oregon Health Authority accredited Level III trauma center.

Emergency response starts much closer. The Yachats Rural Fire Protection District covers roughly 14.5 square miles and about 2,500 people, and it runs the ambulance service alongside fire response. The district staffs six full-time firefighter paramedics or EMTs plus volunteers, and it holds mutual aid agreements with neighboring agencies.

Put together: routine care is a short drive, emergency response is local, and anything that needs a hospital is a 23-mile trip in one direction or the other. A broker can tell you the distances and the drive times. Whether that distance fits your health needs is a conversation for you and your own provider.

Schools and families

Yachats has no school of its own. Students attend Lincoln County School District schools in Waldport, about 8 miles up the highway. Crestview Heights School covers kindergarten through sixth grade and enrolled 264 students in 2024-25. Waldport Middle School covers seventh and eighth grade with 85 students. Waldport High School covers ninth through twelfth with 204. Those enrollment counts come from the federal Common Core of Data.

Small schools cut both ways. Class sizes stay small and staff know families by name. Program depth, from advanced coursework to the range of sports offered, is narrower than a large district can manage. Households with school-age children are a small share of this town. The bus ride up the highway is part of the routine here, not a walk to the corner.

Winter is the real test

The season that sells Yachats to visitors is the one that tests a house. Storm watching is a genuine draw here. The same storms knock out power, drive salt air into anything metal, and keep the rain coming for weeks.

Central Lincoln PUD delivers electricity along this stretch of coast, serving just over 41,000 meters across roughly 700 square miles and 112 miles of coastline. A system spread across that much coast, with that much timber standing near the lines, sees outages every winter.

In our office, we tell buyers to ask the seller a plain question: how did this house come through last winter? Ask how the place stays warm when the power is out. Ask about the roof and the flashing, how the crawl space drains, and the age of anything exposed to salt air. Those answers tell you more than a July walkthrough does. A licensed home inspector is the one to confirm any of it before you close.

What the town does for community

A town of a thousand people does not offer much commercial entertainment. What it offers is a calendar.

The Yachats Commons at 441 Highway 101 N is the city's community building, and the city calendar listed 46 Commons classes and events for September 2026 alone. Tai chi runs weekday mornings. Pickleball runs most days, split into beginning, intermediate, advanced, and women's groups. Players use the Quiet Water courts on Combs Circle when the weather holds, and the Commons multipurpose room when it does not. Open play afternoons put board games, ping pong, and a basketball hoop in the same room. The Yachats Big Band plays there once a month.

The Yachats Public Library fills in the rest. It offers public computers, printing and copying, and free wifi that runs 24 hours a day and reaches just outside the building after closing. Residents also get access to the Oregon Digital Library Consortium's digital collection.

Newcomers tend to underestimate this part. In a town this size, the calendar is the social infrastructure. People meet at the Commons, at the library, and at the volunteer fire district. A household that never shows up can find a Yachats winter very quiet.

What all of that does to the house hunt

We counted the Yachats market by hand on September 11, 2026, rather than trusting a feed total. Our IDX feed carried 30 residential listings inside the city. Reading each listing's status off its own detail page, 24 were genuinely available. Five were pending and one was active under contract, which means the house is already spoken for even though it still appears in a listing grid.

Across those 24 available houses, the median asking price was $664,000 and the average was $690,292. Prices ran from $325,000 to $1,299,000. As a group they work out to about $357 per square foot, and the median house measured 1,972 square feet. Twenty are single family houses, two are townhouses, and two are manufactured homes on owned land.

RPR is the Realtors Property Resource data service, which draws on MLS records and public records. Its August 2026 read called Yachats a balanced market, with about six months of inventory. Months of inventory is how long it would take to sell everything listed at the recent pace of sales. Roughly six months is the line between a market that favors sellers and one that favors buyers. Sellers collected 99.6 percent of asking price. The median sold price came in at $700,000. That figure rests on three closings, so treat a single month of Yachats sales as a direction rather than a number. Two practical notes for a year-round buyer. First, two dozen houses is the entire menu on a given day. Patience matters more here than in Newport, and so does being ready when the right one lists.
