Most people meet Yachats on a weekend and start wondering what it would cost to stay. Buying a house here is a different question than booking a room for two nights. Yachats sits at the south end of Lincoln County, on US 101, where the Coast Range meets the Pacific. It is a small market. Fewer than 1,000 people live here year round, and houses turn over slowly. What the Yachats market looks like right now

Yachats runs on a thin supply of houses. About 41 homes were active heading into June 2026, up slightly from 38 the month before, based on our internal MLS review. That is a small pool, so one sale moves the averages. Read the numbers as a general picture, not a precise gauge.

The May 2026 median sale price landed near $766,000, based on the same analysis. Median means the middle price, with half of sales above it and half below. The trailing three-month median sat lower, closer to $689,000. That gap shows how much a single high-end oceanfront sale can pull one month upward.

Sellers received about 93 percent of their asking price on average, and price per square foot ran roughly $379 to $393. For buyers, that mix says sellers have the upper hand. It does not mean the market is closed to negotiation. On the right house, there is still room to talk.

The kinds of houses you will actually see

Yachats packs a lot of variety into a few square miles. Three broad types cover most of what comes up for sale.

Oceanfront and ocean-view houses line the basalt shoreline. They carry the highest prices and the widest views. They also take the most weather. Salt air, wind, and driving rain wear on roofs, siding, and windows, so budget for upkeep from the start.

Yachats River properties offer a quieter setting. The river runs through town before it reaches the ocean. Houses along it suit people who kayak, fish, or simply want water without the surf. They tend to sit a step below oceanfront on price.

East of town, Yachats River Road climbs into the Coast Range. Out here you find acreage, wooded lots, and the occasional small farm. Price per acre drops. In exchange you trade town services for a private well, a septic system, and longer drives to a store.

The rental cap every buyer should check first

If any part of your plan involves renting the house to visitors, check the license status before you offer. Yachats caps vacation rental licenses at 125 citywide. The city set that limit in October 2017, and the council has voted to keep it since.

The cap matters because a license is not a sure thing. When all 125 slots are full, new applicants join a waitlist. A license has not automatically passed to the new owner at a sale. So buying a house that is rented today does not guarantee you can keep renting it tomorrow. Confirm the current terms with the City of Yachats before you count on any rental income.

A few other rules shape what is allowed. New licenses top out at four bedrooms. Annual fees scale with bedroom count. Owners face occupancy and local-contact requirements. Yachats sits in Cascadia earthquake and tsunami country. After a major offshore quake, a wave could reach shore in 15 to 30 minutes. Yachats is quiet on purpose. That quiet comes with some driving for daily needs. Waldport sits about 8 miles north for basic groceries. Newport, about 25 miles north, has the nearest hospital and the larger stores. Florence sits roughly 25 miles south. School-age families are served by Lincoln County schools, with the nearest campuses in Waldport.

The town skews older and calmer. The median age runs about 65, and more than half of residents are 65 or older, based on US Census figures. That pace suits many retirees and remote workers. It is worth an honest look if you are moving with young kids or need a short commute.
