One street carries a quarter of this month's inventory. Five of the Agate Beach homes for sale in September 2026 sit on 56th Street. They run from a $250,000 house sold for land value to a $740,000 Craftsman built in 2005. That spread says most of what you need to know about this part of Newport, Oregon. Nineteen listings are available across the neighborhood, sixteen homes and three land parcels, from $135,000 to $1,680,000. Six more properties inside the boundary are already spoken for.
The Character of Agate Beach
Agate Beach was its own town before it was a Newport neighborhood. It ran its own post office from 1912 until 1971, and it still reads like a collection of small places rather than one grid. The listings inside the boundary this month carry six different subdivision names: Agate Beach, Beach Park, Newport Beach Estates, Monterey Beach, Sammons Acres, and Shorepine Hills. The neighborhood straddles Highway 101, with the oceanfront lots on the west side and quieter residential pockets climbing the hill to the east. Houses here sit on wider lots than Nye Beach and span most of the last century. The oldest home for sale this month was finished in 1928 and the newest in 2005. Composer Ernest Bloch spent his later years here, and his 1914 house is on the National Register of Historic Places.

How September 2026 Reads in Agate Beach
The neighborhood restocked in late August. Seven of the nineteen available listings came on between August 12 and August 31. They arrived across the whole price range, from the $250,000 teardown on NW 56th to a $1,297,500 house on NW Pacific Street with Yaquina Head in the window. Buyers who looked here in July and found nothing worth a second trip have a different menu now.
Sellers who have been sitting are cutting. Seven of the sixteen available homes carry a price reduction, and two of those cuts are large. The half-acre oceanfront property on NW Cherokee Lane is down $191,000 since June. The remodeled ocean-view house on NW 54th Court is down $100,000. Both are still above $1.3 million. Lower down, the cuts are the kind that move a house rather than reposition it, $31,000 on NE 20th Place and $21,000 on an Oceanview Drive condominium.
Fifty-sixth Street is the story this month. Five listings sit on it, one on the NE side and four on the NW side. Together they cover almost the whole neighborhood range: $250,000, $450,000, $549,000, $559,900, and $740,000. Three of the five came on the market in August. A buyer can stand in one place and see three markets at once. The block holds a 1954 house sold for its dirt, a 1955 cottage split into two living spaces, and a 2005 Craftsman with two primary suites.
Six properties in the boundary are spoken for rather than available, and they skew high. The most expensive house in Agate Beach right now is pending, a 1.6-acre property on NW 17th at $1,495,000. A 2006 house on NW Pacific Place at $950,000 is pending too. A 1997 house on NW Pacific Street at $739,900 is active under contract. Compare that with Nye Beach to the south. It carried 27 listings in September at a $599,000 median and $375 per square foot, eleven of them commercial buildings. Agate Beach is almost entirely residential, its median sits $100,000 lower, and its square footage costs about 17 percent less. The tradeoff is that daily errands here mean a drive.
