Market Overview

Newport started fall with fewer homes for sale. On October 1, 2026, there were 92 homes available to buy inside the Newport city limits, down from 109 on September 1. That count covers four segments: site-built homes, condominiums and townhomes, manufactured homes on owned land, and manufactured homes in age-restricted 55+ communities. Figures come from our internal analysis of the Lincoln County MLS, the shared database local brokers use to list and track properties. We count only listings still open to offers. Another 12 Newport homes are under contract, and they are left out of the totals below. The biggest change this month came in condos and townhomes, which lost nine listings. Each segment pairs the numbers with a plain reading of what they mean.

Site-Built Homes for Sale

Site-built houses are still most of the Newport market, with 55 available on October 1. That is down from 63 a month ago. The average asking price slipped to $759,354. The top of the range also came down, from $2.2 million to $1.68 million, because the most expensive September listing is no longer on the market. Per square foot, asking prices rose to $380 from $370. That kind of move often comes from a change in which homes are left, not from sellers raising prices. Ten more site-built homes are under contract and not counted here, compared with 14 in September. For buyers, a smaller pool means fewer homes to compare, so a good fit is worth seeing soon after it lists. For sellers, there is less competition than there was in summer. Condos and Townhomes for Sale

Average Price: $348,478

Price Range: $95,000 to $879,000

Average Price/SQFT: $379

Condos and townhomes fell to 32 available listings, down from 41 in September. Townhomes account for more than half of that drop. Eight were available a month ago, and three are left, none priced above $500,000. With the upper townhome tier gone, the segment average fell to $348,478 and the top of the range came down to $879,000. The entry level held its shape. All eight Newport condos listed under $200,000 are in the Embarcadero complex on SE Bay Boulevard, close to the Newport Bayfront. Per square foot the segment runs $379, about the same as site-built homes at $380. In Newport, a condo is not a cheaper way to buy space. It is a smaller footprint, sometimes with a water view a house at the same price would not have. Buyers starting out can use our first-time home buyer guide to plan the steps. Sellers of upper-end condos face little direct competition right now, though the buyer pool at that price is small too.

Manufactured Homes for Sale
(with Land)

Price Range: $420,000 to $525,000

Three manufactured homes on owned land are available in Newport, the same count as September. Two are in Shorepine Hills at the north end of town, and the third sits on more than four acres in Yaquina Heights. With a pool this small, read the $466,667 average as a description of those three homes and not as a market trend. A single price cut during September moved the average down from $470,300. Last month, three more owned-land homes were under contract. None are pending now, so the three listed here are the whole segment. Worth saying plainly: a manufactured home on land you own is a single-family home. You own the ground under it, which affects both financing and resale compared with renting a space in a park. Buyers in this segment have very few choices at any one time. Sellers have just as few competitors.

Manufactured Homes for Sale

Two homes are available in Newport's age-restricted 55+ communities, unchanged from September. One is in Surfside Mobile Village and the other is in Longview Hills Park. Two listings do not make a market, so treat these figures as a description of two specific homes rather than a trend. A price cut on one of them during September pulled the low end of the range down to $99,000. At $173 per square foot, this is still the least expensive way to own a home in Newport. Park homes usually come with monthly space rent and community rules, so the purchase price is not the full cost of owning one. Buyers shopping lower-cost homes across Lincoln County should build that rent into their budget. Sellers in these parks still face almost no competition.

  • 92 Newport homes were available on October 1, 2026, down from 109 on September 1. That is 17 fewer homes open to offers in one month.
  • 12 more Newport homes are under contract and were not counted as available: 10 site-built homes, 1 condo, and 1 townhome. In September that figure was 20.
  • Site-built inventory fell from 63 to 55 homes, averaging $759,354 and $380 per square foot. The top of the range dropped from $2.2 million to $1.68 million.
  • Condos and townhomes fell from 41 to 32 listings. Available townhomes went from eight to three, and all eight condos under $200,000 are at the Embarcadero on SE Bay Boulevard.
  • Manufactured homes on owned land held at 3 available, with no owned-land homes under contract this month.
  • 55+ park homes held at 2 available, at Surfside Mobile Village and Longview Hills Park, with the low end of the range now $99,000.
  • Manufactured categories were verified individually: Listings were reviewed one by one to separate age-restricted 55+ park homes from manufactured homes on owned land, because MLS sub-type coding does not reliably distinguish the two.

RPR is the property data service the National Association of Realtors provides to its members. It reports by ZIP code, so its counts cover a slightly wider area than the city limits and use RPR's own property groupings. Read these numbers as market context alongside the active snapshot above, not as a like-for-like match to it.

RPR still scores Newport as a buyer's market. Months of supply, meaning how long it would take to sell everything currently listed at the recent pace of sales, eased slightly to 9.25. That is still about 63 percent higher than a year ago. The bigger change in September was sales. Twenty-two homes closed in ZIP 97365, up 57 percent from August by RPR's count. The median sale was $487,500, and homes closed at 96.89 percent of list price, so the typical buyer paid a little under asking.

Buyers took their time getting there. Sold homes spent a median of 55 days in RPR, up from August, and the pipeline behind them thinned. Pending listings fell to 11, and only 18 new listings came on during the month. For sellers, that mix says buyers are out there, but they compare and they negotiate. In our experience, a home priced close to the market from the first week sells sooner than one that chases the market down. RPR's own estimate of the median home value in the ZIP slipped 1.1 percent to $526,160, which leaves it roughly flat over the year.

A caution on the sold figures. Twenty-two sales is a fuller month than August, but one or two large closings can still move a median in a market this size. Public records offer a second angle, with nine recorded sales at a median of $520,000. RPR also reports Days in RPR, which is not the same measure as days on market in the Lincoln County MLS. The two are counted differently, so they should not be compared side by side.
