Inventory on the Newport Bayfront has thinned sharply. This report covers the Newport Bayfront, the historic waterfront district of Newport, Oregon, running along SW and SE Bay Boulevard on the south shore of Yaquina Bay, and the homes for sale here in August 2026 number 25, down from 35 in June. Nineteen of them are condos at two bayfront complexes. One is a single-family home. Five are land listings, four of which describe the same development parcel. Prices run from a $69,000 building lot to a $3.3 million development site, and the median active listing sits at $230,000.
The Newport Bayfront is a working harbor first and a destination second, and the difference shows up in the housing. The Port of Newport runs the largest commercial fishing fleet on the Oregon Coast from these docks. Fish markets, charter operations, and processors sit alongside the restaurants and galleries on Bay Boulevard, and Steller sea lions haul out on the docks year-round. That mix is why the district is busy around the clock in summer and never fully quiet in winter, and it is why almost nobody here owns a yard. Two complexes hold nearly all of the housing: the Embarcadero at 1000 SE Bay Boulevard, built in the mid-1970s, and The Landing at Newport at 890 SE Bay Boulevard, built in 2000. Buying on the Bayfront means buying a condo, an HOA, and a front-row seat to a working waterfront.
Medians are across active listings; price per square foot and year built use the 20 residential listings reporting square footage. Change figures compare to the June 2026 edition of this report.
How August 2026 Reads on the Bayfront
Ten listings came off the Bayfront market between the June edition and this one, a 29 percent drop in two months, and almost all of the loss was condos and the SW Bay Boulevard commercial assemblage. The 1005 SE Bay Boulevard development site is still listed four separate ways, from $150,000 for a single lot up to $3,300,000 for the entire 1.72 acres, so the 25 headline listings describe 22 distinct properties.
The median fell to $230,000 while price per square foot rose to $312, which sounds contradictory until you look at what left. The cheap end held and the expensive middle sold or expired, so the remaining inventory skews toward smaller, higher-priced-per-foot units. That gap between the two complexes is now the whole story of this market.
The Embarcadero at 1000 SE Bay Boulevard accounts for twelve of the nineteen condos, from $97,500 to $240,000, with a median of $162,000 and a median of $205 per square foot. The Landing at Newport at 890 SE Bay Boulevard holds the other seven, from $309,900 to $525,000, with a median of $360,000 and a median of $503 per square foot. Two buildings a block apart, and a buyer pays roughly two and a half times as much per foot at one as at the other. The Landing is 26 years newer, and its dues run $695 to $777 a month against Embarcadero dues that reach the equivalent of $2,500 a month once utilities and resort amenities are folded in. Read the HOA documents at both before comparing prices, because the dues are a large share of the real cost.

Nine of the 25 listings carry a price reduction, including two Embarcadero units cut $50,000 and $21,000 and a $250,000 cut on the 1.72-acre development parcel. One listing is pending, the 1890 farmhouse at 352 SE Johnston Lane, which sat in the June report as active. For buyers, the read is that the older Embarcadero stock is where the negotiating room is. For sellers, thin inventory helps, but a unit still has to compete on condition and dues rather than view alone, because every unit here has the view.
Condos at the Embarcadero (1000 SE Bay Boulevard)
Twelve units are active at the Embarcadero, the mid-1970s bayfront resort-condo complex on the east end of the harbor, with views across Yaquina Bay to the bridge. Dues cover utilities and the shared amenities, which include an indoor pool, spa, sauna, fitness room, and a private crabbing dock. Most units here are sold furnished and many sit in the on-site rental pool. Listed high to low.

Seven units are active at The Landing at Newport, built in 2000 at the east end of the mile-long bayfront boardwalk. Dues run $695 a month for the one-bedroom units and $777 for the two-bedroom top-floor unit. Several are sold furnished and sit in a rental pool; one is listed as unrestricted, meaning no limits on how the owner uses it. Listed high to low.
