About this report: The $350K Coast is a monthly report published by Advantage Real Estate tracking active residential listings priced at $350,000 or under across Lincoln County on the Oregon Coast. It is updated each month and covers all communities in Lincoln County from Lincoln City and Depoe Bay in the north to Newport, Waldport, and Yachats in the south. The report includes site-built homes and manufactured homes on owned land. Condos, park-model manufactured homes, and pending listings are excluded. This is the May 2026 edition.

Lincoln County's entry-level residential market on the Oregon Coast shows 12 active listings at $350,000 or under as of May 2026, spanning six communities from Logsden and Toledo inland to Lincoln City, South Beach, Newport, and Waldport along the coast. Prices range from $175,000 to $350,000, with site-built homes and manufactured homes on owned land splitting evenly at six each. Lincoln City accounts for four of the twelve listings, the heaviest concentration in this report, while Toledo and Newport each contribute two. Four of the twelve listings carry cash-only or as-is sale conditions, a notably high share that reflects a pattern of older or fixer-priced inventory entering the market this month alongside well-maintained move-in ready options at the mid-range and upper end of the tier.
