Market Overview
Newport opened September 2026 with 109 homes actually available to buy inside the city limits. That count covers four segments: site-built homes, condominiums and townhomes, manufactured homes on owned land, and manufactured homes in age-restricted 55+ communities. Figures are current as of September 1, 2026, based on our internal analysis of the Lincoln County MLS, the shared database local brokers use to list and track properties. One thing changed this month. We now count only listings still open to offers. Another 20 Newport homes sit under contract, and they are not in the totals below. Each segment pairs the numbers with a plain reading of what they mean.

A note on how we count. Starting with this edition, our totals include only homes still open to offers. Listings marked pending or active under contract are reported separately and are not counted as available inventory. Earlier editions counted them in. That makes the site-built, condo and total figures above a fresh baseline rather than a month-over-month comparison. The two manufactured categories were already counted this way, so those still compare cleanly to August. Normal month-over-month reporting resumes in October.
Site-Built Homes for Sale

Site-built houses still carry the Newport market. Sixty-three are available, at an average asking price of $773,817. The spread runs from a $250,000 house in Agate Beach up to $2.2 million. One listing priced at $15,000 was left out of these figures. That is a nominal number rather than a market price, and leaving it in would have dragged the average down and made the low end meaningless. Buyers should treat the average as what sellers are asking across a very mixed pool, from small older homes to oceanfront. Sellers should look at a different number. Fourteen site-built homes in Newport are under contract right now. Houses are selling. Correctly priced ones sell first, which is most of what our notes on selling your home come back to.
Condos and Townhomes for Sale

This segment now counts townhomes alongside condominiums, which is what the heading always said it did. Forty-one are available. The range is not one market, it is two. Every Newport condo listed under $200,000 right now is at the Embarcadero on SE Bay Boulevard, eleven of them, most around 650 square feet. At the other end sit eight townhomes, four of them above $900,000, several in Yaquina Ridge. Per square foot the segment runs $364, almost the same as site-built at $370. That surprises people. You are not paying less per foot for a condo in Newport. You are buying a smaller footprint, and often a view you could not touch in a house at that price. Buyers shopping the entry level should start on the Bayfront. Sellers in the upper townhome tier have thin competition, and thin competition cuts both ways when the buyer pool is also small.

Three manufactured homes on owned land are available in Newport. Two are in Shorepine Hills at the north end of town. The third sits on 4.68 acres in Yaquina Heights. With a pool that small, read the $470,300 average as a description of those three properties and not as a market trend. Worth saying plainly: a manufactured home on land you own is a single-family home. You own the ground under it. That is a different thing from renting a space in a park, and it changes both financing and resale. Three more owned-land homes are under contract and are not counted above. Buyers watching this segment should expect to act when one comes up. Sellers should know how few they are competing with.

Two homes are available in Newport's age-restricted 55+ communities, down from four in August. One is 794 square feet at Surfside Mobile Village, listed at $120,000. The other is 1,782 square feet in Longview Hills Park at $394,500. Two listings is not a market, so read those as two specific homes rather than a trend. The gap between them says more about the range inside 55+ parks than any average could. At $186 per square foot this is still the least expensive way to own a home in Newport. It usually comes with a monthly space rent and community rules, so the purchase price is not the whole cost. Buyers working at the low end of the Lincoln County market have fewer options than they did a month ago. Sellers in these parks have almost no competition at the moment.

- 109 Newport homes were available on September 1, 2026. The count basis changed this month to available listings only, so it is not directly comparable to the 121 reported in August.
- 20 more Newport homes are under contract and were not counted as available: 14 site-built, 3 condos, and 3 manufactured homes on owned land.
- Site-built inventory sits at 63 homes, averaging $773,817 and $370 per square foot. One nominal $15,000 listing was excluded as it does not reflect a market price.
- Condos and townhomes are now reported together at 41 listings. All eleven condos under $200,000 are at the Embarcadero on SE Bay Boulevard.
- Manufactured homes on owned land held at 3 available, unchanged from August, with three more under contract.
- 55+ park homes dropped from 4 available to 2, at Surfside Mobile Village and Longview Hills Park.
- Manufactured categories were verified individually: Listings were reviewed one by one to separate age-restricted 55+ park homes from manufactured homes on owned land, because MLS sub-type coding does not reliably distinguish the two.

RPR is the property data service the National Association of Realtors provides to its members. RPR reports by ZIP code, so its counts cover a slightly wider area than the city limits and use RPR's own property groupings. Read these numbers as market context that sits alongside the active snapshot above, not as a like-for-like match to it.

RPR still scores Newport as a buyer's market. Months of supply, meaning how long it would take to sell everything currently listed at the recent pace of sales, sits at 9.92. That is half again what it was a year ago. Sellers gave up a little more at the table in August. Homes closed at 95.5 percent of list price, down from 97.22 percent in July, so the typical sale landed just under the asking price. The homes that did sell moved faster than they had been, at a median 44 days against 75 the month before. Median sold price rose to $547,500.
Those last two figures deserve a caution. Twelve sales is a thin month, and in a market this size one or two large closings pull the median around. Public records tell a similar story from a different angle, with five recorded sales at a median of $660,000. RPR's own model value for the ZIP eased to $531,930, down about a percent for the month and close to flat over the year. Taken together, supply is still building faster than Newport is absorbing it, and that keeps the leverage on the buyer's side of the table.
One note on the day counts. RPR reports Days in RPR, which is not the same measure as days on market in the Lincoln County MLS. The two are counted differently. They should not be compared side by side or added together.
