Moving to Siletz, Oregon A river town 13 miles inland, and what homes here really cost

Siletz sits 13 miles inland from Newport, on a bend of the Siletz River where the Coast Range closes in around it. It is a small town, 1,230 people at the 2020 census, with a K-12 school, a tribal government at its center, and river access most Lincoln County towns would envy.

It also has the most varied housing of any town its size in the county, and that is the part worth understanding before you buy. In August 2026 the active listings in the Siletz area run from a $63,500 home in the local mobile home park to riverfront acreage at $1,500,000. The distance between those two numbers tells you more about Siletz than any average price could.

Roughly a third…

Lincoln County Luxury Home Collection | Lincoln County, Oregon | August 2026

Advantage Real Estate

The Lincoln County Luxury Home Collection for August 2026 presents the 12 newest residential listings priced at $800,000 and above on the Oregon Coast, updated August 2026. Prices run from $850,000 to $2,200,000 across four communities, with a median of $1,125,000. Nine of the 12 list below $1.5 million, so the county's high-value inventory stays weighted toward the lower half of the tier. Lincoln City and Depoe Bay each contribute five, and between them account for ten of the 12. Four properties hold water frontage across three distinct types: Pacific oceanfront in Depoe Bay, river frontage on wooded acreage in…

People ask us what a house costs on the Oregon coast. It is a fair question, and there is no single answer to it. Prices here depend far more on which town you are looking at than on anything else. The middle-priced home in the most expensive town on our list is about $338,000 above the middle-priced home in the cheapest one. Someone shopping in Toledo and someone shopping in Gleneden Beach are really in two different markets. They just happen to share a county.

So we have put all eleven towns side by side below, with the same handful of numbers for each one. Everything here comes from listings that were on the market on August 14, 2026.

Why one countywide price will not help you much

If you search for Lincoln County home prices, you will get…
